FINANCIAL AND ACCOUNTING
- Maintain the trust account
- Reconciliations
- Preparation of annual financial accounts
- Arrange recovery of levy arrears (defaulters incur additional admin and legal costs)
- Manage Administrative and Capital Works Fund
- Prepare Administrative and Capital Works Fund budgets
- Statutory reconciled accounts including, statement of income and expenditure and levy status report
- Pay disbursements and expenses incurred in connection with agent’s management strata scheme by electronic means of BPAY and Direct Entry
- Pay strata scheme creditors on behalf of Owners Corporation by electronic means of BPAY or Direct Entry

- Strata roll maintain

- Retain and record all notices under Strata Scheme Act sections

INSURANCE AND CLAIMS
- Record Policy details
- Track the claim/s
- Arrange insurance valuation as legally required (every 5 years) or as requested
MEETINGS
- Prepare and electronically distribute notice and minutes
- Attend meet at agreed location of an hour duration and commencing up to 6.30 pm weekdays. Other times as agreed
- Arrange venue for meetings (cost for venue to be paid by Owners Corporation)
- Work with the Strata Committee representative to manage the scheme during the financial year
REPAIRS AND MAINTENANCE
- Obtain quotes, issue work orders as requested
- Terminate maintains companies liaise with committee as to satisfactory workmanship
- Liaise with Maintenance Company
- Track all quotations repairs, maintenance of common property
- Defects claims
